Managing the Emotional Homeowner
$147

This eight-chapter mini-course on video is for professional contractors that do home remodeling projects. Because remodelers work in customers' homes, often while the homeowner is still living in the home, how they manage that customer experience can make or break their business. "Managing the Emotional Homeowner" will assist the professional remodeler in managing the customer experience as well as the project.

Mr. Lupberger is an experienced remodeler and recognized expert who has been in the remodeling industry for over 20 years, as both a Design/Build remodeling contractor, and then as a provider of educational products and services to the remodeling industry. He has presented programs at all the trade shows (KBIS, the Remodeling Show, and JLC Live Conferences), and continues to work with industry associations around the country. He explains how to understand customers' fears during the disruption and expense of remodeling. He reviews step-by-step techniques on how to deal with emotional homeowners, how to systemize communications, and how to turn a crisis situation into an opportunity to create a happy customer...one that is pleased to give referrals.

Each chapter is under ten minutes in length. Once purchased, the mini-course can also be downloaded as a series of podcasts or as an e-book that can be printed and read in chapters. The purchase of this course also comes with an optional one-hour coaching session by phone on how to successfully implement the program (this alone is worth the price of the minicourse).

Chapters

Chapter 1. "Managing Expectations"

length: 4 min
What are homeowner expectations before a project starts? If based on the numerous home improvement shows now on television, those expectations are often unrealistic. In this chapter, David explains how successful building pros establish clear and realistic expectations from the 1st meeting on. Clear expectations are the foundation to a successful project.

Chapter 2. "Understanding the Homeowner’s Position"

length: 5 min
Every remodeling project starts with some element of "de-construction" before "re-construction" can take place. A homeowner's biggest asset is their house, so financial risk accompanies any building project. In this chapter, David dives into some basic fears that homeowners experience before any project. By understanding each of these and how the customer is feeling about each one, the remodeler can successfully manage those fears and earn the homeowner’s trust.

Chapter 3. "The Homeowner Roller Coaster"

length: 8 min
The longer the project, the bigger the range of emotions homeowners endure. Before any project starts, the successful professional reviews the roller coaster of emotions that accompany most projects. In this chapter, David explains in detail the path and arc of the roller coaster. Sharing this "path and arc" of emotions will help the remodeler manage homeowner expectations by helping homeowners understand the ups and downs in every project. Once they understand the roller coaster concept, the contractor can guide them through it every step of the way.

Chapter 4. "The Four Elements of Trust"

length: 8 min
When a homeowner signs a contract, they are placing their trust in the contractor. In this chapter, David reviews the four elements of trust that, if followed, will eliminate 90% of the issues that arise on every project.

Chapter 5. "Manage the Process"

length: 8 min
There are 4 tools contractors can use to manage the homeowner process. In this Chapter, David shows how these simple tools create a documented "paper trail" to manage the homeowner experience from the first meeting until the conclusion of every project.

Chapter 6. "Working with a Schedule"

length: 5 min
A written schedule provides a simple tool to communicate what’s happening onsite. It helps communicate project information to the homeowners, trade contractors and suppliers. In this chapter, David goes into great detail on how to work with a construction schedule. He even gives an example of working with a pre-construction schedule to manage the homeowner experience during the design process. By following his simple advice in this chapter, every project will run more smoothly.

Chapter 7. "The Homeowner from Hell"

length: 8 min
Sometimes, the best jobs are the ones the remodeler doesn’t get. In this chapter, David discusses how to identify warning signs of the "Homeowner from Hell." These are not just demanding clients. These are unscrupulous people that cannot be satisfied and, if given the chance, will ruin company morale, cause problems at home, and quite possibly, put him or her out of business.

Chapter 8. "Agree to Procedures before the Project Starts"

length: 3 min
If a homeowner doesn’t want to follow your worksite procedures, when do you want to know? In this chapter, David provides information on how to define jobsite procedures before the project starts, and how to make sure that homeowners agree to company-wide procedures before the project starts. This simple step eliminates many ambiguities and keeps the relationship between the homeowners and the remodeling company on solid ground.
